NI Homes Estate Agents are a professional team of award winning, qualified estate agents. We embrace change and utilise technology to ensure that we continue to deliver the best possible results. Rest assured, we will get you the best price for your property.
We believe that every client should be treated with the same level of service that we would expect to receive ourselves. In order to provide an outstanding level of service we are fully flexible. Not only do we have extended opening hours but we also meet our clients at a time and place that suits them - not us.
When it comes to presenting a property to the marketplace you never get a second chance to make that first impression. We work tirelessly within your budget to ensure that your property is shown in the best possible light. In addition to numerous colour photographs, slide shows, local information, location maps and full colour brochures we can prepare floor plans and video tours.
Longer opening hours
It wasn't our idea it was yours. We're open at times to suit you. You can view our properties after you finish work and at weekends. We consider our longer opening hours an essential component of getting our clients the best possible price. In fact 34% of our viewings are carried outside Monday to Friday 9am - 5pm. Many other estate agents will arrange for viewings to take place in the evening and at weekends but insist that the vendor carries these out themselves.
We can come to you
Our team like to go the extra mile to please our clients. In fact the majority of our client meetings take place in our clients' home or place of work. If this doesn't suit you are welcome to make an appointment to visit us in our offices.
All of our professional staff have graduated from the Ulster University with first class honours in Property Investment and Development and are accredited and regulated by several professional bodies.
Continuous Professional Development
At NI Homes Estate Agents we believe that continuous professional development is essential to keep up-to-date and offer the best possible service. All our staff are required to attend regular courses, workshops and sit professional examinations.
Strict codes of practice
Our company is a regulated member the Property Ombudsman. This provides sellers, buyers, landlords and tenants with an assurance that they will receive the highest level of customer service.
Where we advertise
We combine the traditional proven methods with all the latest modern methods of advertising currently available. A For Sale sign will be fitted in the most prominent place to give you the greatest level of exposure to passers-by. We advertise on both PropertyPal.com and Property News. Your property will be featured on our cutting-edge website. Social media will be employed where appropriate. We are privileged to have access to a very valuable database of those who are actively seeking properties. This tool enables us to target the relevant people for you from the outset. For an additional fee we can also advertise your property within the local press.
Valuing a property for sale is a skillful business. Anyone can have an opinion on what they think a property is worth and indeed most people do. However, accurately pricing properties for sale, whilst ensuring that they achieve the best price is a whole different ball game and something which is critical to our success.
Our expert local know-how enables us to know exactly how much a property for sale is worth. There is a fine line between enough and too much. Only by carefully treading that line do we achieve the maximum possible value, in a timescale that suits your plans. If over-valued, the loveliest home can languish on the market gathering dust, looking somehow suspicious. If we under-value, you risk under selling it or creating concern amongst buyers that there is something wrong with it. That's why we won't over-value your home to coax you into instructing us; nor will we under-value it to bag a quick sale. Neither approach gets you the right result.
Just as no two people are alike, the same can be said for properties. The way that some agents think and work, you'd be forgiven for believing that estate agents in Northern Ireland treat homes as mere commodities. However, at NI Homes Estate Agents we know that bricks and mortar are only part of the equation: even if they're on the same side of the same street and they're exactly the same size, two properties can have different values to different buyers.
So, its only by taking the time to understand the quirks, layout, charms and features of the properties we sell that we're able to get the maximum possible price. Of course getting the right result when you sell your home isn't entirely about the money - the experience you have makes a big difference, which is why we'll invest time in getting to know our buyers and sellers as well as the homes we sell.
If you'd like to find out more about selling your home through NI Homes Estate Agents or would like to arrange an up-to-date valuation, please contact us.
Our team of property professionals are experienced in dealing with a variety of landlords. Our range of services can be tailor made to suit our clients' requirements. As standard all property lettings are advertised on our website in addition to PropertyPal.com and Property News However, additional advertising within the local media can be arranged if required.
All tenancy applications are subject to a thorough vetting process which includes obtaining references and credit checks. We do everything we can to help our clients select the best applicant. This process should help ensure that the tenant pays promptly and maintain the property to a high standard thus protecting your investment.
The longer a tenant remains in a property, the less time you will have to spend on finding a replacement tenant, the lower your costs will be and the greater the return on your investment.
Availing of our full management service will ensure that void periods are kept to a minimum. In fact two months prior to a lease expiring it will be automatically flagged up on our system. We will then approach the tenant to ascertain if they would like to apply to renew their tenancy. In the event that they do not wish to renew their tenancy we will have time to market your property and try to secure another tenant even before the existing tenant vacates.
NI Homes Estate Agents offer our clients the opportunity to use a local agent to assist in the sale of any overseas property.

Furthermore, we are able to assist with the appointment of an joint agent within the region of the subject property should this be required.

APIP Accredited Inventories and Schedules of Condition
With the introduction of the Tenancy Deposit Scheme (TDS) in April 2013, the requirement for Landlords to have a detailed inventory prepared both at the beginning and the end of the tenancy has never been greater.
NI Homes Estate Agents are one of the few estate agents in Northern Ireland who are fully qualified and accredited by the Association of Professional Inventory Providers. Therefore, NI Homes Estate Agents can offer their clients inventories of the highest standard. This enables our clients to rightfully re-coup any costs for damage to their property that occurred during a tenancy.
Should a dispute arise the TDS are likely to refer to the inventory report to assist with the arbitration process. In the absence of sufficient evidence the decision is likely to be in the tenants favour resulting in the landlord losing part or all of the security deposit.
